AI software slashes inspection times to 10 minutes


New AI- driven inspection software that promises to save property managers significant amounts of time is currently being tested by Inspection Express.

Sales Manager Kelly Dickens said Inspection 360, where a property manager uses a 360-degree camera to capture one photo per room, as opposed to hundreds or even thousands per property, had slashed the time it takes to inspect a rental property when it launched about two years ago. 

“We saw property managers cut down their inspection times mostly by up to 50 per cent and, in a lot of cases, even up to 70 per cent,” she said.

Ms Dickens said Inspection 360 now integrated with ChatGPT and could cut property managers’ rental property inspection times down to under 10 minutes.

“With the integration with ChatGPT, it can now read the 360 image, tag all of the items within the image and actually describe them,” she said.

“So your typical condition report, which takes two to three hours, is now cut right down to five to 10 minutes with that integration.”

Ms Dickens said the Inspection Express software also now featured a side-by-side view, where the AI automatically described the differences between the two images, such as the same room on the entry and exit inspections.

“You can do the move in and move out inspections and compare them within a report, which you can then send to the tenant to say, ‘There’s these items (that need fixing) and we need to claim this much bond’,” she said.

“It really eliminates any risk at the end of the tenancy.”

Ms Dickens said the new software was currently being tested and would likely be ready to roll out to the market in about six weeks.

“As we all know, property managers are always looking for more time in the day,” she said.

“We knew inspections were a pain point – I would say maintenance and inspections are probably the biggest pain point for any property manager. 

“We have just utilised the latest technology and innovation that’s come to market to tailor our product to the way that the industry is moving.”

Ms Dickens said the software helped save significant amounts of time but did not remove the need for a property manager completely, highlighting they still needed to take the photos and also check the software’s output. 

Ms Dickens says the software is integrated with most property management software platforms, including PropertyMe, Property Tree, Kolmeo and more.
